地价地价【地价】亦称土地价格，土地的价值和实际效用在市场中的货币表现。可分为使用价值与交换价值两种。土地为生产要素之一，有使用价值，人们在城市土地中投施劳力资本以后，能满足人类欲望，提供给人类各种生产与生活需要，这种效用，因人类主观认识程度的差别，致其价值有大小;无土地者欲取得土地，以便能取得土地使用权，获得各种收益，自愿支付相当代价，故土地亦有交换价值，此种价值之衡量以货币表示，即为土地价格。但交换价值的大小，是以主观使用的判断为基础，地价则是交换价值的具体表现。地价形成的基础，是在于土地的特性。土地是一种自然物，并非人类所创造，因而，从马克思主义的劳动价值论的观点来看，土地没有价值，因而也就不存在其价值的货币表现—土地价格。但是，由于土地是一种为人们所垄断的特殊财产，而垄断的起因在于土地本身的稀缺性及具有满足人类需要的特殊的使用价值，这种特殊的使用价值就是土地能永续地为人类提供产品和服务，谁垄断土地，谁就能得到土地的产品及服务，因而，谁要获得土地的产品及服务，就必须购买这种垄断土地的权利。这种权利一旦发生转移，就出现土地价格。因此，土地价格实际上是一种购买价格，购买土地的权利，实际上是购买一定时期的土地收益。因而，土地收益现值的总和就表现为土地的价格，可见，土地价格的本质内涵是若干年的土地纯收益，即地租贴现值的总和。它包括由土地所有权垄断而产生的绝对地租以及由土地的生产条件好坏而产生的级差地租。可见，土地价格等于这样一笔货币资本，如果将它存人银行，所得利息能和地租数量相当。土地价格的大小，直接取决于地租的数量多少和银行存款利息率的高低。在利息率保持不变时，土地价格与地租的货币额成正比;在地租货币额保持不变时，土地价格与利息率的升降成反比。用公式表示为:土地价格=地租例如:假定年平均利息率为7%，每年的地租货币额为7(X)元，则土地价格为1(D叩元。
